March 2025 Real Estate Market Update for Salt Lake County
Single-Family Homes in Salt Lake County
- The median price of a single-family home in Salt Lake County was $600,000 in February 2025, up 1% from February 2024 when it was $595,000.
- The median price per square foot was $256.90 in February 2025, up 7% from $240.07 in February 2024.
- Current inventory, comparing homes for sale to homes under contract, was 47 days at the end of February 2025, up from 31 days at the end of February 2024.
- The number of homes for sale at the end of February 2025, was up 1,203, up from 888 at the end of February 2024.
- Median days on the market was 46 days in February 2025, up from 36 days in February 2024.
- The average 30-year mortgage rate per Freddie Mac was 6.65% last week, down from 7.04% on January 16,2025
What This Means for Buyers and Sellers:
Interest rates have remained relatively steady, and home values have steadily increased over the last year. However, homes are taking a little longer to sell, and the inventory of available properties is rising. Condos & Townhouses in Salt Lake County
- The median price of a condo/townhome in Salt Lake County was $434,990 in February 2025, up 6% from February 2024 when it was $410,000.
- The median price per square foot was $282.11 in February 2025, up 4% from $270.79 in February 2024.
- Current inventory of condos/townhouses was 59 days at the end of February 2025, up from 38 days at the end of February 2024.
- The number of condos/townhouses for sale at the end of February 2025 was 783, up from 590 at the end of February 2024.
- Median days on the market was 43 days in February 2025, up from 35 days in February 2024.
What this Means for Condo & Townhome Buyers/Sellers:
The condo and townhome market is experiencing a stronger price increase than single-family homes, making it an attractive tie for sellers. However, like single-family homes, condo and townhome properties are taking longer to sell, and inventory is growing, giving buyers more choices.
