Introducing Our New SLC Homes Website

I have some big news!  My company website, SLCHomes.com, has been redesigned to better represent the services I provide and to showcase the Blog topics that I release every couple of weeks.

The clients that I have worked with over the last few years know that as a seller’s agent, I offer window washing, staging, and professional photographs as part of the brokerage fee, and now all that’s listed on SLCHomes.com. I also make recommendations for affordable improvements that can make the most impact on the curb appeal and interior of your home, and when needed, I refer contractors to do the work.

Unique Real State Approach

Another big part of the services I provide as a seller’s agent is the process I use to determine the value of a home.  I don’t just run the numbers based on what similar homes have recently sold for in the neighborhood, I also run the numbers on competing homes for sale and homes that are currently under contract, and then I drive by the homes that sold and are under contract and preview some of the key homes for sale. If I know in advance that I’m listing a home for sale, I preview weeks before our listing date and track which homes go under contract and which ones don’t.

I don’t know of another Realtor that takes this approach.  It’s a lot of hard work done up front, and it results in pricing that’s just right, so you don’t leave money on the table, and in most cases, this approach attracts multiple offers, so the price and terms get bid up, and you can choose the offer that works best for you.

This approach also results in your home being under contract in a short period of time, typically 4 to 7 days from the day it’s listed, so you don’t have to have your home ready to show beyond the first week it’s on the market.

Last year all but two of the homes I listed for sale, sold with multiple offers. The other two were listed in slower times, but still went under contract within three weeks, and just one of them required a small price reduction for it to go under contract.

The Golden Rule

When representing buyers, I practice the Golden Rule, treat others how you want to be treated.  I obviously do this with sellers too.  The foundation of my business was built on buyer representation and I have improved my process over the years.  The process has always been all about educating my clients about the homes they are looking at, the neighborhoods, the value of homes and so much more, so they can make an informed decision.

Once a buyer or seller is under contract, I track the transaction and try to foresee possible issues so we can get in front of them and avoid them if possible.  This approach greatly reduces unpleasant surprises so the purchase or sale of your home is as stress-free as it can be.

I have a great team of independent contractors that I rely on that I have networked with over the years. The contractor that I worked with on the website redesign is Elle Marketing and Events. I’ve been working with them for a few years now, and they are a great team to work with, and I’m very happy with the work they did on this web site redesign.
